Hot Property: A Modern Spanish Mediterranean Estate in University Park

The nearly 6,000-square-foot house has a courtyard, wine room, four fireplaces, fridge drawers everywhere, and a stunning back patio.

A house can be amazing, but still need tweaks. Take the Spanish Mediterranean at 3242 Bryn Mawr Dr. The house was custom built in 2004 by architect William Briggs and builder Tom Black, and it underwent renovations in 2015 and in 2020. 

“The architect and builder were very thoughtful about space planning and how that looked,” listing agent Anne Kashata says. The home is shaped like a “U,” wrapping around a central front courtyard. “It’s a great indoor-outdoor space for entertaining,” she says. Inside, there are Spanish-style windows and arches, and tree-filtered sunlight streams in. “The natural light that comes through every part of the house is just incredible.” The house has multiple living rooms, a large breakfast room, four bedrooms, a game room, gym, pool, and more. 

The separate remodels just updated the spaces, she says. For example, during the 2015 reno, the then-owners built a 540-bottle wine room. During the 2020 remodel, the current owners wanted to “keep the integrity of the home and the Spanish Mediterranean style,” but make it more current. 

To give the house a more transitional feel, the current owners pulled out the dark-stained mahogany floors and laid down lighter wide-plank European white oak hardwoods. They put Carrera marble in the wet bar and bathrooms and Calacatta marble in the kitchen. They redid the primary bedroom and bathroom. In the rest of the spaces, they just made tweaks, like making the mudroom more dog-friendly, adding a Sonos surround sound system, building a counter and sink on the patio, and installing refrigerator drawers and freezer drawers in rooms where it made sense.

“I describe it as just a very happy home,” Kashata says. “When you walk in, you feel good vibes coming from house.” 

Outside is just as nice as the inside, she says. The current owner planted roses and hydrangeas. The property is dotted with live oaks, red oaks, and a Japanese maple. Large trees hang over the pool, shading the backyard (the owners even tied a rope swing to one of them). “Everywhere you look, inside and out, you just see beautiful nature,” Kashata says.

While the home is certainly beautiful, the neighborhood is “picture-book perfect,” she says. This block of Bryn Mawr is tree-lined and wide, with stately homes all around. “If you’re buying a home for four-plus million dollars, you want to be surrounded by similar homes and you get that feeling on this block.”
